Agreement to Terms: By agreeing to book, you are also legally agreeing to the terms and conditions below. Please read carefully before booking!

Taxes:

  • The listed price includes an 12.5% TOT (City ID #3913) room tax, which has been added to your total balance due for this reservation.

Holiday Check-Ins:

  • No check-in on holidays. If your reservation start date falls on any holiday listed below, you must rebook your check-in date:

    • Thanksgiving Day

    • Christmas Day

    • New Year’s Day

    • Easter Day

    • 4th of July

Pool Heating:

  • Heating the pool for your visit is optional and costs $75/night.

  • Please let us know at least 48 hours in advance if you’d like this option.

Parties and Noise:

  • Amplified music is not allowed outside. No speakers may be brought outdoors, and indoor music should not be loud enough to be heard outside.

  • No parties or events are allowed without prior written permission. A gathering will be considered a party if the number of daytime occupants exceeds the maximum of 8.

  • Noise levels inside must remain reasonable. Excessive noise may result in forfeiture of the security deposit, legal action, and/or immediate eviction without refund.

  • Violations of noise ordinances may result in charges of up to $1,500 per incident.

Additional Occupants:

  • No more than the agreed number of overnight occupants (per your reservation summary) is allowed.

  • Daytime occupants must not exceed double the number of overnight occupants.

Smoking:

  • No smoking indoors. A minimum charge of $350 will apply if smoking is detected, along with potential forfeiture of the security deposit.

  • Outdoor smoking: Ashtrays are provided in the kitchen drawer to the left of the sink.

  • Smart smoke sensors notify the owner of any violations.

Filming:

  • The filming of still or motion pictures with more than 2 people, specialized gear, or a crew is prohibited unless prior written authorization is obtained.

  • Unauthorized filming may result in full deposit forfeiture.

Pets:

  • Dogs are allowed with prior written approval and a non-refundable cleaning pet fee.

  • All dog waste must be disposed of in the outdoor garbage cans.

  • Damages caused by pets will be charged to the booking guest.

Security Deposit:

  • The deposit covers damages beyond normal wear and tear.

  • Additional charges may apply for violations of policies, such as smoking indoors or hosting unauthorized parties.

  • Guests are responsible for all replacements and repairs that exceed the deposit amount.

Check-In:

  • Check-in is anytime after 3:00 PM, unless otherwise agreed in writing.

  • Self-check-in instructions or entry codes will be provided in advance.

  • Once checked in, the guest accepts the property as-is and assumes responsibility as per the rental agreement.

Check-Out:

  • Check-out is by 11:00 AM.

  • Late check-outs must be pre-approved.

  • Lost keys or remotes will incur a $50 replacement fee per item.

Cleaning:

  • Guests must leave the property in generally the same condition as they found it.

  • Please load the dishwasher.

  • Additional cleaning beyond normal expectations will result in charges deducted from the deposit at $25/hour.

  • Stays over 10 days will require additional weekly or biweekly cleaning at $275 per cleaning.

Tenant Liability:

  • Guests are liable for any damages to the property, including landscaping, appliances, or equipment misuse.

Hold Harmless:

  • The owner/manager is not liable for injury, loss, or damage to personal property.

  • The owner/manager is also not responsible for temporary interruptions of utilities or inconveniences due to weather or other conditions beyond their control.

Pool, Spa, and Walkways:

  • Guests acknowledge the risks associated with slippery walkways and water areas.

  • Adherence to all rules and policies posted at the property is required.

Additional Terms and Conditions:

  • Guests release the owner/manager from claims arising from injuries or damages occurring during the stay, except for cases of negligence by the owner/manager.

  • The prevailing party in any legal dispute will be entitled to reasonable attorney fees and costs.

Personal Property Left Behind:

  • Items left behind will be returned upon request at the guest's expense, including a $25 handling fee.

Tenant's Responsibility Under the Law:

  • Guests must adhere to all local, state, and federal laws during their stay. The owner/manager is not responsible for informing guests of these laws.

Utilities:

  • For stays of 25 nights or longer, guests are responsible for gas and electric usage beyond normal allowances.

Toilets:

  • Only toilet paper is to be flushed. All other items (tampons, wipes, etc.) must be disposed of in the trash.

Pool and Spa Glassware:

  • Glass is not allowed in or around the pool or spa. Plastic glasses are provided in the kitchen for your use.

Flammables:

  • Do not leave candles, incense, or other flammables unattended.

Damaged or Missing Items:

  • Missing or stained towels will incur a $25 charge per item.

  • Damaged or missing items will be charged to the guest accordingly.
